Almost nobody in Venice will sign a long lease any more.

We read every rental advertisement live on the historic centre this month — 265 of them, across the two national portals. Only 32 were offered on an ordinary residential contract. Ninety-two were transitorio. The rest were student lets, short stays, or said nothing at all. We then did the same on the mainland: of 183 Mestre and Marghera advertisements, fourteen declare an ordinary long contract — 7.7%, against 19% of the 179 island advertisements on the same portal. Florence reads differently again: of 1,052 advertisements across the historic centre, 230 declare a 4+4, a 3+2 or a canone libero — 22%, nearly three times the island figure.

Owners have stopped offering 4+4 and 3+2 because of who might sign it. That is the part we take off the table.

What owners ask us first.

What is the difference between a 4+4 and a 3+2 for me?

A 4+4 is a free-market contract: you set the rent, the term is four years and it renews automatically for four more unless one of the statutory grounds applies. A 3+2 is the canone concordato: the rent sits inside the band set by the Venice territorial agreement, the term is three years plus two — and in exchange the state gives you cedolare secca at 10% instead of 21%, plus a reduction on IMU. For many Venice owners the 3+2 nets more after tax even though the headline rent is lower. We will model both for your flat before you choose.

If Zen holds the lease, who lives in the flat?

That depends on the route and the property, and it is written into the contract — including whether sub-letting for tourist use is permitted at all. Nothing happens in your flat that the contract you signed does not allow, and we will not ask you to sign anything that leaves it vague.

What if I want the property back?

Italian law already protects you at the end of each term, and we agree the exit terms in writing at the start. We are a company that intends to keep operating in Venice for a long time — a dispute with an owner costs us far more than it costs you.

Who pays the bills, the condominio and the repairs?

Set out line by line in the contract before signature. In general the ordinary running of the flat sits with us and the extraordinary works stay with the owner, as the civil code has it — but we put it in writing rather than leaving you to find out.

My flat needs work. Is it still of interest?

Often yes. Tell us what it needs. We take on properties that are tired, and we would rather discuss who pays for what up front than have you spend money on the wrong things first.

Does it cost me anything to ask?

No. The visit and the rent proposal are free and carry no obligation. If the numbers do not work for you, they do not work — you keep the benchmark table above either way.
